How a Commercial Lender Underwrites a Commercial Property…what you need to know!

About our speaker: Andrew G. Miller, MBA

Andrew has lived in Austin since 1991 and has worked in banking and finance since 1992. A fifth-generation Texan and third-generation banker, he founded Commercial Loan Solutions in 2009, specializing in loan packaging, loan brokering, business development, and turnaround management. In February 2020, he returned to banking full time, and in 2023, he joined Happy State Bank.

Andrew specializes in real estate–secured lending with a focus on commercial and investment properties, particularly construction loans. Drawing on his extensive business background, he customizes loan solutions for a wide range of borrowers, creating structures that work well for both the borrower and the bank. He believes in creating win-win solutions and focuses on providing options rather than obstacles. As a former small business owner, Andrew approaches challenges as opportunities and is often described as someone who “thinks like an entrepreneur who is also a banker.” He provides loans ranging from $1 million to $250 million throughout Texas. With a strong background in tax, finance, and accounting, he is well-equipped to structure complex financing projects and successfully guide them through loan committee approval.

Andrew has been married to Debbie Miller for more than 19 years. Debbie is a retired elementary school teacher and now works as a travel agent. They have two children, Charlie (16) and Gracie (14), and two dogs, Honey and Winnie. The family enjoys traveling and has visited destinations around the world, with favorite trips including Istanbul, Norway, and Japan. Andrew’s personal interests include golf, poker, snow skiing, watching movies, attending college football games, and live concerts.

Andrew holds a BBA in Finance and an MBA from St. Edward’s University. He serves on the board of the Lake Travis Chamber of Commerce and leads its Ambassador Program. He has been involved with CTCAR for more than 20 years, previously served on the board, and will return to the CTCAR Board in 2026.
